Quick answer: replace your windows when they’re failing — drafts you can feel, fog between the glass panes, sashes that won’t stay open, rot in the frames — not because a sales pitch promised the new windows would pay for themselves in energy savings. They almost never do, at least not on the timeline the brochure implies. We install replacement windows across central Maryland, and we’ll still tell you that straight.

Window replacement is one of the most aggressively sold home improvement projects in America, and energy efficiency is where the selling gets loudest. Every homeowner in our service area has gotten the mailer claiming new windows could cut heating bills in half. So before we get to the real signs you need to replace your windows, let’s do the math nobody at the home show wants to do with you.

The honest energy math

Yes, replacing your windows can help your energy bill. Energy-efficient windows — modern double or triple-pane windows with low-E coatings and argon gas fill — genuinely improve energy efficiency over old windows, especially single-pane originals and worn-out builder-grade units. The question is how much, in dollars.

Read that table the way we’d say it at your kitchen table: if your existing windows are double-pane and basically working, replacing them “for the energy savings” is a 30-to-50-year payback on a product warrantied for a fraction of that. Windows are typically only 10–15% of a home’s heat loss in the first place — attic insulation and air sealing usually save more per dollar spent.

So why do people replace windows at all? Because the real reasons are better than the fake one:

The real signs it’s time to replace your windows

Fog or moisture between the panes (failed IGU seal)

Modern windows are insulated glass units — two (or three) panes sealed around a spacer with inert gas between them. When that perimeter seal fails, humid air gets in, the gas gets out, and you see fog, haze, or mineral streaks between the glass where no cloth can reach. Maryland’s humidity swings and freeze-thaw cycles pump window seals season after season, which is why seal failure is the single most common window problem we’re called about. A fogged unit still keeps rain out, but its insulating value is gone and the haze only spreads.

Drafts you can feel

Hold the back of your hand near the sash edges on a windy winter day. Moving air means failed weatherstripping, a warped sash, or gaps around the frame. Some of this is repairable — more on that below — but widespread drafts on an older window usually mean the unit is done.

Condensation on the inside glass every winter

Regular interior condensation in cold weather means the inner glass surface is cold enough to hit the dew point — an insulation failure. Watch for peeling paint, black mold spotting, or soft drywall below the window; that moisture is going somewhere.

Sashes that won’t stay up, won’t tilt, or won’t lock

On double-hung windows, broken balances, fused pulleys, and warped vinyl turn opening and closing into a two-hand fight. Single repairs are cheap; when half the windows in the house are propped open with paint sticks, it’s time to consider replacing the set.

Soft or rotting frames and sills

Press a screwdriver gently into wood sills and lower frame corners. Soft wood means water is in the assembly. On older wood windows in our humid climate this is where things end — and if rot has reached the surrounding trim or sheathing, the fix is a window and carpentry, which is worth knowing before it grows.

Single-pane glass, period

If your home still has original single-pane windows (common in pre-1980 houses in older Annapolis, Glen Burnie, and Baltimore-county neighborhoods), replacement is justified on comfort alone — those windows are also the one case where the energy savings meaningfully help fund the project.

Plan on roughly 20–30 years for quality vinyl windows, 15–25 for builder-grade vinyl, and 30+ for well-maintained wood or fiberglass. Maryland is honest-to-goodness hard on windows: humid summers, freeze-thaw winters, and big day-night temperature swings work the seals and joints constantly, and south- and west-facing units age fastest in the sun. Get line-item quotes — per-window pricing varies more between companies than almost any other exterior trade, and the national brands that advertise hardest are routinely the most expensive. Quality windows from a mid-tier manufacturer, installed carefully, will outperform premium glass installed badly every time.
